In fiscal years 2003 and 2004, the district issued $50 million in maintenance tax notes to address a backlog of deferred maintenance projects at all DCCCD locations. Brookhaven College’s share of the tax notes was almost $4.8 million. At the conclusion of all MTN projects in late 2006, there was approximately $6.83 million remaining from the original $50 million. Each location was asked to submit the highest priority project from its remaining maintenance list of deferred projects. Brookhaven College’s top priority was re-carpeting the parts of the college that were not included in the original MTN funding. Brookhaven was approved for $1,086,320 to accomplish this project.
This was one of Jim Dwyer’s last projects. For new employees, Jim was our former facilities director who passed away unexpectedly last fall. He worked with GMA International Architecture, Inc., to develop the specifications of this project. The total square footage identified to receive new carpeting is estimated at 118,815 square feet. The specific areas included in the project scope are listed as follow beginning with the name of the building first.
We are in the stage of the project where the selection and approval of a general contractor will take place. Staff members in the District Purchasing Office plan to advertise the project during the weeks of April 28 and May 5. A pre-bid meeting is targeted for May 12 followed by the bid opening on May 26. Bids received will be evaluated in early June. The lowest qualifying bid will be submitted to the Board at the July meeting. Upon approval, a notice to proceed will be issued and installation will begin as soon as materials are available.
We will utilize a similar strategy for installation as we used with the previous campuswide carpeting project. We will work with staff and the contractor to develop a schedule that will plan for installation on a building-by-building basis. Installation will be limited between the hours of 10 p.m. and 7:30 a.m. The contractor will be required to finish and leave areas operationally ready each morning. Areas such as the library, Testing Center, Business Office, large lecture halls and computer labs will be scheduled during off-peak times or over the holidays in November and December. We expect all areas to be completed no later than Dec. 31, 2008.
