Real EstateTexas real estate licensing requirements for salesperson's license include 210 classroom hours, of which a minimum of 150 hours must be core courses. The required 150 classroom hours must include Principles of Real Estate I, Principles II, Law of Agency, Law of Contracts and one elective core real estate course. Elective courses include Texas Mortgage Broker and Loan Officer Core Education, finance, marketing, appraisal, math and property management. Students with a college degree must submit a college transcript to the Texas Real Estate Commission, TREC, for evaluation if they want to substitute college courses for the additional required 60 hours of electives. For those without a college degree, 60 hours of additional elective courses are required. State Requirements: Students must arrive on time and stay for the entire class session. Students must complete 30 hours for each course. Courses may be taken in any order. After completion of these courses, the student is eligible to take the state exam. Also included are discussions of appraisal, finance and regulations, closing procedures, real estate mathematics, transfer of title, investment, title records, closing, leasing, property management, land use as well as federal, state, and local laws relating to housing discrimination, housing credit discrimination and community reinvestment. REAL ESTATE LAW OF AGENCY • Eligible for Financial AidThis course satisfies the requirement for 30 hours of core courses. Topics to be covered are principal-agent and master-servant relationships, the authority of an agent, termination of an agent's authority, fiduciary, and other duties of an agent, employment law, deceptive trade practices, listing or buying representation procedures, and the disclosure of agency. This course provides a study of legal concepts of real estate, land description, real property rights, estates in land, contracts, conveyances, encumbrances, foreclosures, recording procedures and evidence of title. REAL ESTATE LAW OF CONTRACTS • Eligible for Financial AidThis comprehensive study of all real estate contracts in use in Texas, covers listing agreements, earnest money contracts, leases and formation of contracts and teaches the importance of each clause. Using case studies, students will become adept at completing contracts of sale involving all cash, assumptions, conventional and government loans. Students will complete contracts involving unimproved land, new construction, farm and ranch properties, townhouses, condominiums, and single family dwellings. Course topics include the statute of frauds, remedies for a breach, sellers disclosures, unauthorized practice of law, how and when to obtain the assistance of a title company, a loan officer, and attorneys. This course covers real estate contracts/principles involved in promulgated contracts. Included are contracts for VA, FHA, conventional, and owner financed. REAL ESTATE MARKETING • Eligible for Financial AidThis course deals with both commercial and residential markets and includes such topics as real estate professionalism and ethics, characteristics of successful salespersons, time management, psychology of marketing, listing procedures, advertising, negotiating and closing, financing, computer technology, and the Deceptive Trade Practices-Consumer Protection Act.
